Across Atlanta, GA over the twelve weeks ending August 30, 2026, the median sold price came in at $439,500 and the median days on market was 63 — and one feature split those days almost in half.

Here's the question I keep getting asked this chapter: does it actually matter?

Home A has air conditioning. Home B doesn't. Same twelve weeks, ending August 30, 2026, same Atlanta market, same buyers shopping the same listings. That's the frame. Nothing else changed.

Homes with air conditioning sold in a median of 60 days. Homes without it sold in a median of 80 days. That's not a guess and it's not a vibe. It's MLS sold data, and the gap held up statistically, which is the kind of thing I don't say lightly.

Twenty extra days doesn't sound like much until you're the one living in a house that isn't selling. Twenty days is another round of showings you have to keep the house ready for. It's another mortgage payment you didn't plan on. It's the difference between closing this chapter on your timeline, or waiting on someone else's.

Zoom out and the whole market moved too. Across Atlanta, the median sold price for these twelve weeks was $439,500, against $636,000 the same window a year earlier. Homes also moved faster overall than they did last year: 63 days this period, down from 73 a year earlier. So buyers are still out there, and they're still moving when the home makes it easy for them.

That's really the heart of the AC finding. It's not really about the unit on the wall. It's about how easy you make the decision for someone standing in your kitchen in August. Comfort removes a reason to hesitate. And in a market where days on market already matters this much, removing hesitation is worth real money to you.

Speed isn't the only thing that varies block to block, either. In one Atlanta market, homes have been taking a median of 67 days to go to pending. In another, it's 38. Same buy box, two very different paces — proof that "the market" here isn't one thing, it's a handful of smaller ones, and which one you're in changes your plan.

So here's my scorecard, if you're deciding what to do next:

Speed to contract: air conditioning wins, and it isn't close. Buyer hesitation: air conditioning removes it; without it, you're asking a buyer to imagine a fix before they say yes. Cost to you while you wait: every extra day is a day of carrying the home, showing the home, and living around the home. Where you sit in the territory: a 67-day market and a 38-day market both live inside "Atlanta," so your specific pocket matters more than the headline number.

If I'm sitting across from a seller whose home doesn't have air conditioning and who needs to sell inside this chapter, not someday down the road, my honest read is: don't wait to address it. If your budget doesn't allow a full install, at least be ready to talk about it plainly with buyers, because right now the data says they're weighing it.
