There's a feeling I keep running into with people mid-decision on their next chapter: that if they don't move fast, they'll miss it. That homes still fly.
Here's what the data actually says. Across the twelve weeks ending August 30, 2026, the median home in this territory took 58 days to sell. A year earlier, that same window, it was 53 days. Five days doesn't sound like much until you're the one waiting through it.

The median sold price across the territory landed at $725,000 this period. And sellers are still getting close to their number: the median sale-to-list ratio came in at 98.6%, with about 21% of sales going over asking.
It isn't the same story everywhere, and that's where it gets interesting. In Alpharetta, homes sold rose about 10% year over year, even as the median sale price there fell about 14% from where it stood a year ago.
More activity, less per home. And yet the average sale-to-list ratio in that same Alpharetta market actually rose about half a percentage point. Homes there are fetching less, but sellers are conceding less to get there. That's not a contradiction, that's a market recalibrating in real time.
Roswell tells its own version of this. There, the median time to pending ran about 41 days.
In Alpharetta, the median time to pending ran about 52 days. Same territory, same buy box, two very different tempos. If you're comparing notes with a neighbor across town, that gap is the reason your experiences don't match.
What does this mean if you're the one deciding? If you're thinking about listing, price for the market that's actually here, not the one from last year. Fifty-eight days is not a crisis, it's breathing room, and buyers are using it. If you're the one looking, that extra time is yours too. You don't have to make the offer at the open house.
What I'm watching next: whether that five-day slide keeps drifting, or whether it settles here. Sale-to-list stayed essentially flat territory-wide, so buyers haven't gained real leverage yet, they've just gained a little more time to think. That's the number that will tell me if this is a pause or the start of something longer.
